WORKING WITH SLJ ↓
Every project follows five key phases. This allows us to move from early ideas through to developed design, approvals, construction support and handover.
SLJ guides you through the process with clarity and collaboration — adapting the design as it develops while keeping your goals at the centre.
This is the beginning of your project. Building on the initial brief, we begin concept research and early design exploration, including materials, fixtures, finishes, lighting, furnishings and spatial ideas.
The purpose of this phase is to establish the overall direction of the project and make sure your design goals and our design approach are aligned.
This is a collaborative stage where ideas are tested, refined and shaped into a clear design direction.
May include:
Briefing, site measure, feasibility planning, schematic design, concept design workshop, concept floor plans, concept elevations, rendered images, digital materials and finishes boards, and a preliminary building cost summary.
The Developed Design phase is where the initial concept becomes more resolved.
Refining the plans, elevations, materials, finishes, fixtures, lighting, joinery, wet areas and key details so the finished project starts to come together.
This stage allows the design to adapt and improve as decisions become more detailed, ensuring the project remains functional, considered and aligned with the original vision.
May include:
Updated plans and elevations, revised 3D images, finishes schedules, lighting and fixture selections, kitchen and pantry design, bathroom and wet area layouts, joinery design, flooring and wall finishes, window coverings, colour schemes, materials, appliances, fittings and the draft tender set of drawings.
This phase covers the planning approval process, including Development Applications, CDC preliminary assessment where applicable, and coordination with consultants and council.
SLJ oversees the application and management process, liaising on your behalf between consultants, certifiers and council.
May include:
Consultant coordination, BASIX / NatHERS coordination, site plans, site analysis, floor plans, roof plans, elevations, sections, materials schedules, door and window schedules, compliance plans, shadow diagrams and notification plans.
In conjunction with the builder’s project program
This phase helps move the project from approval into construction.
SLJ liaises with the builder, contractors, consultants and certifier to help ensure the design intent is carried through during the build.
As the project comes to life, SLJ works with the build team to resolve details, respond to site conditions and support practical decisions that protect the quality of the finished result.
May include:
Construction drawings, layouts, details, schedules, specifications, periodic site inspections, review against approval and tender documents, builder queries, set-out support, design clarification, variation assistance and problem-solving during construction.
In conjunction with the builder’s project program
Handover marks the completion of the design and construction process.
SLJ assists with final design review, quality control, sign-off coordination and handover documentation, helping ensure the completed project reflects the vision, purpose and care established from the beginning.
May include:
Final inspections, design quality review, coordination of documents, certificates, warranties and handover information, photoshoot/images
